I own the property at 2 Ossipee Trail East and I would like to change the designation of it as its listed as a restaurant and bar. W e're not going to use it for that anymore. So I'd like to just use easiest thing I can do with it some sort of a two unit designation, so that it'll make it more marketable if I decide to sell it.

I think it's pretty straight forward.This application is for a multifamily use and is an allowable use in the zone. So it's listed as an exact use. This is permitted, and it's also an existing site. And that's where I think my memo tries to cover some detail, because it's a very small lot with very little parking access. And I will note, the letter that was submitted with the application had mentioned some parking to the rear of the building, which I did not include in my memo. And that's because there's no access to that parking except for across the adjacent property and through the parking lot of the building on the corner. The owner of that lot stated that they would not allow parking access from their lot. And at the moment, they're not allowing access to that parking area. So we can't consider that parking. But we do have other options as with the existing driveway that comes off Ossipee Trail. You can see more than one can parking space there, but there's some question as to exactly how much of that driveway is on the property and how much is encroaching on the neighboring property. Given the length of time this has been happening, it's not something that I'm looking for the Board to correct at this time, as there other options.

I wouldn't call it a breakdown lane because it is legal on street parking and people are explicitly allowed to park there. Starting at the back to the property line, how far does the driveway go in ?

The use of the structure shall comply with the applicable Standish Corner DIstrict frontage type standards to the greatest extent.. Why is that determined by that? I think that this is the greatest extent practical, and it's also the least parking requirements that I think we could possibly have for this building. And any other use that would be proposed would require more parking, to serve employees or customers, whatever may be in there. So I think that this is a reasonable request and good use of the property in terms of not being so restricted.

It's not just that we put an extension of the approval, this is being treated as a brand new application, with no changes. We have to find the application complete and then approve it as well, technically what we're doing is just extending it, but we need to go through the same process as though this is the first time before us.

For formality, we need to reapprove this because it was not started within the time period allowed and the former approval was voided. It's not just that we put an extension of the approval, this is being treated as a brand new application, with no changes. We have to find the application complete and then approve it as well, technically what we're doing is just extending it, but we need to go through the same process as though this is the first time before us.
